Falls Park uses a straightforward reservation process. A $10,000 fully refundable reservation deposit secures your position. Order of signing determines the sequence in which you select your lot during the tour phase. All funds are held in escrow by The Hendricks Firm and remain fully refundable until a purchase contract is executed.
One reservation per person or entity. Positions cannot be transferred or assigned.

- E-signature timestamp determines the order of lot selection during the tour phase.
- Deposit due to The Hendricks Firm (escrow agent) within 5 business days of e-signature.
- One reservation per person or entity. Positions cannot be transferred or assigned.
- Fully refundable at any time before contract execution.
Tour the Property
Scheduled with reservation holders
- All reservation holders tour Falls Park in person.
- Lot pricing, membership details, and building requirements are disclosed during tours.
- Walk the trails, see the waterfall, explore available homesites and lake access points.
Select Your Lot
During tour phase
- Buyers rank up to 3 lots in order of preference.
- Lot selection follows reservation order. Earlier position means first pick.
- Each buyer is limited to one uncontested lot. If multiple buyers select the same lot, reservation order determines who gets it.
- An additional $5,000 lot lock deposit is due upon selection — $15,000 total held in escrow.
- Heritage owners select a slip as part of their commitment: private or joint. Legacy owners can add the same options but are not required to. Slips carry separate fees, shared during your tour, and are limited/first-come, first-served.
Purchase Agreement & Closing
When marketable title is delivered
- All applicable reservation holders are notified on the same day via email and phone.
- 24-hour decision window to sign the purchase agreement.
- Upon signing, your full $15,000 reservation rolls into earnest money and goes non-refundable.
- Purchase contracts are provided during the tour phase so you know the terms before your decision window.
- Close within 45 days of purchase agreement execution.
