The Community
Falls Park at Keowee is a gated residential community of 71 homesites nestled between Lakes Keowee and Jocassee in Salem, South Carolina. It offers diverse homesites with Blue Ridge Mountain views, private lake access, nature trails, and community amenities centered around the natural beauty of the area.
Falls Park is located at 159 Jocassee Point Road, Salem, SC 29678, in the foothills of the Blue Ridge Mountains in Oconee County. Greenville, SC is about an hour away, Clemson is 45 minutes, and Asheville, NC is about 1.5 hours. Atlanta is approximately 2.5 hours south.
Yes. Falls Park features gated main entrances and security cameras. The rest of the property is secluded with natural borders, providing privacy and security for all residents.
The region enjoys four distinct seasons with mild winters and warm summers. Average temperatures range from the low 30s in January to the upper 80s in July. The foothills location means slightly cooler temperatures and lower humidity than the rest of the state, with pleasant mountain breezes throughout the year.
Falls Park is built for a wide range of buyers — families, second-home owners, and those looking for a long-term place on the water. South Carolina offers favorable property tax rates, and for healthcare, Oconee Medical Center in Seneca is about 40 minutes away, with Greenville's nationally recognized hospital systems about an hour away. The trails, lake access, and shared spaces support a connected, year-round lifestyle for whatever chapter you are in.
Homesites & Investment
Falls Park offers two lot types. Both share the same private lake access: a private boat landing and the main community dock tree on Lake Keowee, plus concierge service to nearby Lake Jocassee. Legacy lots start at $150,000. Heritage lots start at $250,000 and add three private amenities — a private beach, a private lakeside pavilion, and the Heritage private dock tree — plus a required slip: every Heritage owner selects a private or joint slip as part of their commitment. Legacy owners can add the same slip options but are not required to. Slips carry separate fees, shared during your tour. Pricing varies based on location, views, and proximity to water features.
The community includes 71 homesites — 18 Heritage lots (from $250K) and 53 Legacy lots (from $150K). Lots average around two acres, though sizes vary across the community. Each offers its own combination of elevation, tree cover, lake proximity, and view corridor. Contact us for specifics on available lots.
A $10,000 fully refundable reservation deposit secures your position at Falls Park. Your e-signature timestamp determines the order in which you select your lot during the tour phase. During tours, buyers rank up to three lots in order of preference; earlier reservation means first pick. When you select your top lots, an additional $5,000 lot lock deposit is due — $15,000 total held in escrow. Every dollar is held in escrow by The Hendricks Firm and remains fully refundable until a purchase contract is executed. Once marketable title is delivered, buyers have 24 hours to sign the purchase agreement; the full reservation rolls into earnest money and closing takes place within 45 days. Slip options (private or joint) are elected separately and carry separate fees, shared during your tour. Visit our Reserve page to sign online.
Based on conversations with builders experienced in the community, the average cost is approximately $300 per square foot. Actual costs will vary depending on home size, design complexity, finishes, and site conditions specific to your homesite.
POA dues are not finalized yet. We currently anticipate around $2,500 per year, which would cover community common spaces including trails, pavilions, and shared amenities. All lot owners are subject to POA dues. POA dues are separate from the optional Lake Club membership (see "What is the membership model?"). All amounts are subject to change as the community develops.
Falls Park at Keowee is designed as a residential community. Short-term vacation rentals are subject to the community's covenants and restrictions. Prospective buyers should review the Declaration of Covenants for full details on rental and use policies.
Lake Access & Membership
Yes — every property owner and member gets private, year-round access to Lake Keowee through the community boat landing and main dock tree, plus concierge service and close proximity to Lake Jocassee (just minutes away). The concierge team handles launch, retrieval, and shuttling so you can enjoy Jocassee without dealing with parking at Devils Fork.
Falls Park offers onsite boat storage just 1/4 mile from Lake Keowee, with 42 slips across two dock trees. Twenty-eight community slips sit at the main dock tree next to the lake pavilion and are shared by all owners for day-use. Fourteen slips sit at the Heritage private dock tree, dedicated to Heritage lot owners. Every Heritage owner chooses a slip — private or joint — on top of Lake Club membership. Legacy owners may add the same slip options but are not required to. Slips carry separate fees, shared during your tour, and are limited/first-come, first-served. Lake Jocassee has a boat ramp and public dock, plus additional boat storage and marina 1.3 miles away.
Our concierge service handles boat launch and retrieval at both lakes. On Lake Jocassee, we splash your boat and shuttle you over, solving the parking problem at Devils Fork. On Lake Keowee, the same team can launch for you, or you can self-launch from our storage facility. Rentals are available for members and guests.
A one-time $50,000 initiation fee gives your family Lake Club membership — ownership in the community amenities, including the waterfall pavilion, main community dock tree, and boat storage. Every Heritage lot owner selects a slip as part of their commitment — private or joint. Legacy owners may add the same slip options but are not required to. Slips carry separate fees, shared during your tour, and are limited/first-come, first-served. Heritage owners additionally have access to the private lakeside pavilion, private beach area, and the Heritage private dock tree. Membership covers the primary member, their spouse, and children under 21 — no separate fees for your immediate family. Annual membership pricing is not finalized yet. Membership dues are separate from POA dues. No more than 4 memberships may be held per property.
For many of our buyers, Falls Park is the version of lake living they actually wanted: a private homesite tucked into the forest, with real acreage and a quiet setting, paired with everything you would hope for from a lake community. A private boat landing on Lake Keowee, dock access, on-site boat storage, and concierge service that puts you on Lake Keowee or Lake Jocassee in minutes. Lakefront on Keowee is beautiful, and the remaining lots are rare — most run well over a million dollars, with carrying costs to match. Falls Park gives you the same access to the water, in a setting many families prefer, and leaves more of your budget for the home you really want to build. Lakefront is one wonderful way to love the lake. Falls Park is another — built around the parts of lake life that matter most: time on the water, and a real place to call home.
Building & Design
Yes. Falls Park supports fully custom homes designed to your vision, within the community's architectural guidelines. You can work with any licensed South Carolina builder approved by the Architectural Review Board, or we can connect you with featured builders who know the community well.
The community has a landscape-first philosophy. Homes should feel like they belong in the environment, not on top of it. Earth-tone exteriors are required community-wide: think deep charcoals, warm browns, forest greens, weathered wood tones, and dark bronze. No white, cream, beige, or light-colored exteriors. The Architectural Review Board (ARB) has final authority on all exterior design and materials.
The Architectural Review Board (ARB) is establishing approved architectural styles and design guidelines aligned with the community's landscape-first vision. Specific styles are subject to refinement — we'll share full design guidelines during your tour or reservation conversation.
The minimum home size is 1,600 square feet. Height limits and setback requirements are being finalized by the Architectural Review Board, with tighter restrictions near the waterfall and pavilion to keep structures subordinate to the natural landscape. Final guidelines are subject to change and will be provided during tours and to reservation holders.
That's exactly who a lot of our buyers are, and it's where we are too. Our minimum is 1,600 square feet, but the focus is on quality: natural materials like wood and stone, and thoughtful design. We have an architectural committee in place so that a well-designed 1,600–2,000 sf cottage sits comfortably beside a 3,500-square-foot one and never looks out of place. The committee works alongside each owner to protect the character and quality of the whole community. A cottage in the woods isn't a compromise here. It's the heart of what we're building.
There is no requirement on when to break ground. Once construction begins, homes must be completed within 18 months.
Yes. You are welcome to bring your own builder as long as they are licensed in South Carolina and approved by the Architectural Review Board. Several featured builders are already familiar with the community if you need a recommendation.
Amenities & Living
Falls Park offers miles of hiking and biking trails along McKinney Creek, kayaking, swimming, boating on two lakes, and access to Lake Keowee shores. The community pavilion overlooking McKinney Falls serves as a gathering space.
McKinney Creek runs through the Falls Park property, creating a beautiful corridor of trails and the namesake McKinney Falls, where the community pavilion and picnic area are located. It's a signature amenity of the community.
Water, power from Duke Energy, and natural gas are available. High-speed fiber optic internet (up to 1 Gbps) is available at every homesite. Septic systems are installed during the construction process.
Yes, pets are welcome. The Architectural Review Board sets community guidelines for any approved containment options as part of the broader design standards. Specifics will be shared with reservation holders.
Falls Park sits in the foothills of the Blue Ridge Mountains with a variety of topographies throughout the community. Views vary by homesite: some offer expansive mountain and lake vistas, while others provide a more intimate, forested setting with waterfall access.
Table Rock State Park is nearby with iconic summit hikes. The Jocassee Gorges features over 250 waterfalls, including Whitewater Falls, the highest cascade east of the Rockies. Caesars Head State Park, the Mountain Bridge Wilderness Area, and the National Wild and Scenic Chattooga River are all close by.
