Falls Park uses a priority queue system. The earlier you commit, the earlier you choose your lot. All reservation funds are fully refundable until a purchase contract is executed, and all deposits are held in escrow by The Hendricks Firm.

How It Works
Six Steps to Your Homesite
Reserve Your Position
Now through May 2, 2026
- $1,000 reservation deposit secures your position in the queue.
- E-signature timestamp determines your queue position. First come, first served.
- Deposit due to The Hendricks Firm (escrow agent) within 5 business days of e-signature.
- One reservation per person or entity. Positions cannot be transferred or assigned.
- Fully refundable at any time before contract execution.
Launch Event
May 2, 2026
- Existing reservation holders receive a 72-hour window (by end of day May 5) to sign the step-up agreement.
- Once signed, an additional $9,000 is due within 5 business days ($10,000 total).
- New buyers without a prior reservation can join at $10,000. Their position starts after the last early adopter who stepped up.
- If an early adopter doesn't sign within 72 hours, they lose their position and fall to last in line. Everyone behind them moves up.
Tour the Property
Weeks following launch
- All reservation holders tour Falls Park in person.
- Lot pricing, membership details, and building requirements are disclosed during tours.
- Walk the trails, see the waterfall, explore available homesites and lake access points.
Select Your Lots
During tour phase
- Buyers rank up to 3 lots in order of preference.
- Lot selection follows queue order. Earlier position means first pick.
- At least one of your selections must be uncontested.
- An additional $5,000 lot lock deposit is due upon signing.
- Total commitment at this stage: $15,000 held in escrow.
Contract Execution
When marketable title is delivered
- All applicable reservation holders are notified on the same day via email and phone.
- 24-hour decision window to confirm your lot selection.
- Your full $15,000 rolls into earnest money upon contract execution.
- Purchase contracts are provided during the tour phase so you know the terms before your decision window.
Close on Your Homesite
Expected Fall 2026
- Complete the purchase and begin planning your home at Falls Park.
- Reservation agreement will not exceed 18 months. Auto-refund if marketable title is not delivered in that window.
